North Americans conquer Portuguese luxury real estate

Foreigners are back in force to buy houses in Portugal.

But there is news for those in the real estate market.

The Americans are in fashion, the Chinese have disappeared from the radar, the Brazilians and the French are still active and the English are no longer buying houses only in the Algarve.

Ohe Americans have definitely surrendered to Portugal. Madonna, the queen of pop, kicked things off (or at least made the most media headlines), but never before has the real estate market been so buzzing with wealthy clients of this nationality. A study by the Idealista portal carried out in the second quarter of 2022 shows that Lisbon, Loulé, Albufeira, Cascais and Porto are the five municipalities with the most demand from foreigners to buy a house. In this top five, Americans are present in four (except Albufeira) and always in the top positions. The study also reveals the preferences of foreigners by price range in each municipality.


Lisbon


The Portuguese capital was the city most sought after by foreigners. Leading the searches were North Americans, followed by Brazilians, English, Germans and French. Looking by price range, 68% of French people are looking for properties for less than 300,000 euros, followed by Brazilians (47%), Brits (46%), Germans (46%) and Americans (36%). RelRegarding houses costing between 300,000 and 600,000 euros, it is the Americans (35%) who are most interested, followed by the Germans (31%), the English (31%), the French (29%) and the Brazilians (26%). North Americans (18%) are the most interested in properties between 600,000 and 1 million euros, followed by the English (15%), Brazilians (14%) and Germans (13%). In the luxury market of over 1 million euros, Brazilians are the most interested (12%) in buying a house in Lisbon, followed by Americans and Germans (10% for both nationalities), English (9%) and French (3%).

Loulé


Loulé was the second municipality that attracted the most interest from foreigners when it came to buying a house, with the English looking the most, followed by the French, Germans, Americans and the Dutch. By price range, 56% of French and Dutch people were looking for properties for less than 300,000 euros, followed by Germans (47%), English (43%) and Americans (14%). With regard to houses in the 300,000 to 600,000 euro price range, it is the Americans (47%) who are most interested, followed by the French (27%), the English (26%), the Germans (20%) and the Dutch (10%).

North Americans (21%) were the most interested in properties between 600,000 and 1 million euros, followed by the Dutch (20%), Germans (16%), English (14%) and French (10%). In the luxury market of over 1 million euros, it was the Americans and Germans (18% for both nationalities) who were most interested, followed by the English (17%), Dutch (15%) and French (7%).


Albufeira


The Algarve is once again represented in this ranking, with Albufeira in third place among the municipalities with the most interest from abroad. The countries leading the searches, in order of preference, are: France, the United Kingdom, Switzerland, Germany and the Netherlands. The Dutch (76%) searched for properties for less than 300,000 euros, followed by the French (69%), Swiss (64%), British (61%) and Germans (58%). When it comes to houses costing between 300,000 and 600,000 euros, the Swiss (24%) are the most interested, followed by the Germans (23%), the English (21%) and the French (20%). The Dutch (16%) are the most interested in properties between 600,000 and 1 million euros, followed by the English (11%), Germans (10%), French (7%) and Swiss (7%). In the luxury market of over 1 million euros, the Dutch are the most interested (9%), followed by the Germans (8%), the English (7%), the Swiss and the French (5% for both nationalities).


Cascais


The municipality of Cascais was the fourth most popular place for foreigners to buy a house. North Americans were the most popular, followed by Brazilians, English, Germans and Spaniards. By price range, 28% of Brazilians were looking for properties for less than 300,000 euros, followed by Germans (23%), English (22%), Americans (20%) and Spaniards (18%). 

When it comes to houses costing between 300,000 and 600,000 euros, North Americans (32%) are the most interested, followed by Germans and Brazilians (31% for both nationalities), English (28%) and Spaniards (25%). North Americans (20%) are the most interested in properties between 600,000 and 1 million euros, followed by English and Germans (19% for both nationalities), Spaniards (17%) and Brazilians (16%). In the luxury market of over 1 million euros, Spaniards (40%) are the most interested, followed by the English (31%), Americans and Germans (28% for both nationalities) and Brazilians (25%).


Porto


Porto is the fifth municipality with the highest foreign demand. North Americans were the most sought after, followed by Brazilians, French, Spanish and Germans. By price range, 76% of Germans were looking for properties for less than 300,000 euros, followed by the French (72%), Brazilians (71%), Spaniards (64%) and Americans (58%).

In relation to houses that cost between 300,000 and 600,000 euros, North Americans (25%) are the most interested, followed by Spaniards (20%), Germans (15%), French (14%) and Brazilians (14%). North Americans (11%) are also the ones who look most for properties between 600,000 and 1 million Euros, followed by Brazilians (9%), French (8%), Spanish (8%) and Germans (5%). In the luxury market of more than 1 million euros, the Spanish (8%) are the most interested, followed by Brazilians, Americans and French (6% for the three nationalities) and Germans (4%).
